General Terms and Conditions of Tourist Rental

The stay at the property is governed by these General Terms and Conditions, which the Guest declares to have read and fully accepted at the time of booking, pursuant to and for the purposes of Article 1341 of the Italian Civil Code.

1. Purpose and Duration

  • The accommodation is granted exclusively for tourist purposes pursuant to Article 1, paragraph 2, letter c) of Law 431/1998, with exclusion of any other use (residence, domicile, business activity, etc.).
  • The duration of the stay and the financial conditions are those indicated in the confirmed booking made through authorized platforms (Booking.com, Airbnb) or through the official website.

2. Check-in and Check-out Times

  • Check-in: from 2:00 PM to 6:00 PM on the day of arrival.
  • Check-out: by 10:00 AM on the day of departure.
  • Early or late check-in and late check-out may be granted upon request, subject to availability and payment of an additional fee.

3. House Rules

  1. No pets are allowed inside the property.
  2. Parties, events or noisy activities are strictly prohibited. Quiet hours must be respected from 10:00 PM to 8:00 AM and from 1:00 PM to 3:00 PM.
  3. Guests must securely close doors, windows and shutters when leaving the apartment, for safety and energy efficiency reasons.
  4. Furniture, appliances and equipment must be used properly and with due care; removal or damage is strictly prohibited.
  5. Smoking is strictly prohibited inside the apartment.
  6. Guests are responsible for the careful custody of the keys; loss will result in the cost of replacing locks being charged.
  7. Waste separation: rubbish must be disposed of according to the regulations of the Municipality of Milan.
  8. Guests must comply with condominium regulations and all booking conditions communicated.

4. “Green” Clause and Sustainability

The Property promotes responsible environmental practices and the reduction of its climate footprint, in line with European principles on energy efficiency and climate neutrality (including Directive 2012/27/EU on energy efficiency and Regulation (EU) 2021/1119 – European Climate Law).

By accepting these Terms, the Guest acknowledges and undertakes to:

  1. use electricity, water and gas in a responsible and moderate manner, turning off lights, air conditioning and appliances when not necessary;
  2. limit the use of air conditioning to periods strictly necessary and exclusively during the summer season, keeping doors and windows closed while in operation;
  3. avoid waste and adopt environmentally respectful behaviour as an integral part of the stay;
  4. dispose of waste in accordance with applicable recycling regulations.

Failure to comply with this clause constitutes a breach of contractual obligations and may result in additional charges for abnormal consumption.

5. Services and Liability

  • The Host shall not be liable for disruptions, suspensions or malfunctions attributable to third-party providers (e.g., power outages, water supply interruptions, internet service failures, transport services or external activities).
  • The stay is personal and may not be assigned or sublet without prior written authorization from the Host.
  • The Guest is liable for any damage caused to the property or to third parties due to negligence or misconduct by themselves or their companions.

6. Security Deposit and Charges

  • In certain cases, a security deposit may be required and will be returned at the end of the stay, subject to inspection of the apartment.
  • Any damage, violation of house rules or excessive consumption may result in additional charges, including after departure.

8. Termination

Failure to comply with these Terms shall result in the immediate termination of the rental agreement and removal of the Guest from the property, with forfeiture of all amounts paid and no entitlement to refund.

9. Jurisdiction

Any dispute arising in connection with this agreement shall be subject to the exclusive jurisdiction of the Court of Milan.
